  1. Cracks in the walls or floors: Cracks that are larger than 1/8 inch can indicate that your foundation is shifting or settling.

  4. Gaps around windows or doors: If you notice gaps between your windows or doors and the walls, it may be a sign that your foundation is shifting.

When your house is not level in San Antonio, TX , and you want to sell it, several potential consequences and considerations may arise: Property Value: A house with significant foundation issues, such as being noticeably unlevel, may suffer from decreased property value. Prospective buyers may be deterred by the prospect of having to invest in costly foundation repairs after purchasing the property. Marketability: A visible or measurable unlevel house may be less attractive to potential buyers, leading to longer listing times and fewer offers. Even if the price is reduced to compensate for the foundation issues, some buyers may still be hesitant to purchase a home with such issues. Inspection Reports: During the home selling process, the buyer will likely conduct a home inspection. Any foundation issues, including unlevel floors or cracks in walls, may be noted in the inspection report. This can further deter potential buyers or lead to negotiations for repairs or price reductions. Legal Disclosures: In Texas, sellers are required to disclose any known material defects of the property, including foundation issues, to potential buyers. Failure to disclose such issues can lead to legal consequences if discovered after the sale. Negotiations: If foundation issues are discovered during the selling process, negotiations may arise between the seller and buyer regarding who will bear the cost of repairs or how it will impact the sale price. In some cases, sellers may need to lower their asking price to account for the cost of foundation repairs. Limited Buyer Pool: Houses with significant foundation issues may attract a smaller pool of buyers, particularly those willing to invest in extensive repairs or renovations. This can further prolong the selling process and make it challenging to find a suitable buyer. Financing Challenges: Some lenders and appraisers may be hesitant to finance a home with noticeable foundation issues, as it represents a risk to the investment. This can limit the pool of potential buyers who are able to secure financing for the purchase.

Installing steel beams to fix foundation settling in San Antonio, TX, can offer several benefits: Strength and Durability: Steel beams provide exceptional strength and durability, which is crucial for supporting the weight of a structure affected by foundation settling. They can withstand significant loads (upwards of 100k lbf - pounds of force or more) and are not easily penetrated by deterioration. Structural Integrity: By installing steel piers, you reinforce the structural integrity of the foundation and the entire building. This helps prevent further settling and potential damage to the structure in the future. Adjustability: Steel piers can be precisely engineered and installed to support specific areas of the foundation that are experiencing settling. They can also be adjusted as needed to lift and level the foundation, correcting any unevenness caused by settling. Long-Term Solution: Steel piers provide a long-term solution to foundation settling issues. Once installed, they require minimal maintenance and can effectively support the structure for upwards of 100 years. Cost-Effectiveness: While the initial cost of installing steel piers may be higher compared to some other methods, they offer excellent long-term value by preventing further damage and reducing the need for future repairs. Minimal Disruption: Compared to some traditional foundation repair methods, installing steel piers typically involves less disruption to the property. It can often be completed relatively quickly, minimizing inconvenience to homeowners or occupants. Compatibility with Other Remediation Techniques: Steel piers can be used in conjunction with other foundation repair techniques, such as soil stabilization or spray foam injection for lighter adjoining slabs, to provide comprehensive solutions to complex settling issues.

Understanding Acceptable House Leveling Percentages: A Guide to Foundation Stability Your home's foundation is its literal base, and any issues with it can lead to a cascade of problems throughout the entire structure. One common issue many homeowners face is foundation settling, which can result in uneven floors, cracks in walls, broken plumbing lines and other structural and costly concerns. House leveling is a crucial process to address such issues, but what exactly are acceptable percentages for house leveling? In this guide, we'll delve into the concept of house leveling percentages to help you better understand what is considered acceptable and what to expect when addressing foundation stability. What is House Leveling? House leveling, also known as foundation leveling or foundation repair, is the process of restoring a home's foundation to a level and stable position. This is typically done by adjusting or reinforcing the foundation to correct any settlement or unevenness. Acceptable House Leveling Percentages: When it comes to house leveling, the goal is to achieve a level and (at minimum) a stable foundation. However, it's essential to understand that achieving perfect levelness may not always be feasible or necessary. Acceptable house leveling percentages can vary depending on factors such as the type of foundation, the severity of the settlement, and structural engineering standards. Generally, acceptable house leveling percentages fall within the range of 0.1% to 1% . Here's a breakdown of what these percentages mean:

Jonathan Clarke and crew did an excellent job and was not only professional but very helpful throughout the whole process from the initial foundation evaluation through the final inspection after the concrete foundation leveling. They even had pre/post static plumbing checks to ensure no damage was present before or after the 2 day endeavor. Furthermore, a structural engineer was on-site to ensure home is structually sound during and after leveling! They even were able to answer any further questions I had about the process related to its structural integrity. One final note, they not only do the job well, but their follow-up with me was second to none and was the piece of mind I would come to expect in any company performing this kind of service! Personally, I want to thank the owner for his service, his transfer of commitment to such a professional company, and lastly for the challenge coin I recieved; Really top notch for any fellow military veteran like myself!
