What Is Slab Foundation Repair?

A slab foundation is a concrete base poured directly on the ground beneath your home with no crawl space underneath. It is the most common foundation type across the San Antonio area, in part because our shallow bedrock and expansive clay soil made slab-on-grade construction the practical choice for the neighborhoods built here over the past several decades. Slab foundation repair is the process of restoring that slab back to a stable, level condition after soil movement has caused it to settle, crack, or shift out of position.

At Risen Foundation Solutions, we specialize in repairing existing concrete slab foundations. We do not pour new foundations, and we do not work outside our slab specialty. Our repair method uses structural steel piers installed with a minimally invasive process, guided by precise elevation measurements taken during your free inspection. Every completed repair is backed by a lifetime transferable warranty.

Frequently Asked Questions About Our Slab Foundation Repair Process

  • What areas of my home will the evaluator need to inspect?

Our evaluator observes your property from both the interior and exterior. The entire main level floor needs to be accessible so we can place our measuring device (called an altimeter) and take variance readings across the full slab. The exterior perimeter must also be accessible so we can observe any obstacles that could interfere with the proposed repair plan.

  • What is the evaluator looking for beyond obvious cracks and cosmetic damage?

Our foundation experts look at utility placement, connecting slabs that are attached to your home but not part of the foundation itself, and your plumbing clean-out location, which is required to receive our lifetime warranty. The landscaping around the home is also assessed to determine what will need to be avoided during project work. All of this gets factored into the final repair plan.

  • What should I expect during the inspection and estimate process?

Expect a thorough inside-and-outside inspection, elevation measurements taken with our altimeter, a clear explanation of the cause of the damage, and a written estimate with no pressure to commit on the spot. You should also expect the evaluator to answer all your questions in detail. If a company skips any of these steps, that is a signal to keep looking.

  • I have quotes from other companies and cannot tell why the prices are so different.

There are several ways to address foundation issues, ranging from critical-area repairs to comprehensive whole-slab solutions. The materials also vary, with steel piers and concrete piers being the two most common. When comparing quotes, be sure you are comparing steel to steel or concrete to concrete, and confirm what is included in each proposal (permits, engineering, warranty). Your project manager can walk you through how our proposal is built. See our full repair process for a complete breakdown.

  • Why is 50% payment required 14 days before the job starts?

Once your Risen Foundation Solutions proposal is signed, your project is officially scheduled and your time slot is reserved. Payment is required no later than 14 days before your scheduled start date. At that point, permits are being pulled, engineers have been contracted, plumbers have been dispatched, and utilities have been scheduled. The upfront payment protects your start date and the team's ability to keep the schedule for you and the other homeowners on the calendar.
